Located in a listed Georgian townhouse in Edinburgh’s Royal Terrace, the building retains many of its period features complemented by contemporary lighting and furnishing. 21212 Restaurant with Rooms was opened by Chef Paul Kitching and his partner Katie O’Brien in 2009.

There are four beautifully appointed, large bedrooms, each with a dedicated lounge area on the two upper levels of the four-storey townhouse with views over either the gardens to the rear, or the city of Edinburgh to the front. All four bedrooms have contemporary en-suite bathrooms with luxury toiletries and guest bathrobes, Smart TV’s, Bluetooth speakers and complimentary WiFi.
The restaurant at 21212 won a Michelin Star just a year after opening in 2010 and held this until 2019 but unfortunately lost it in 2020 but still retain Four AA Rosettes. The thirty-eight seat restaurant has a stylish interior with an open kitchen, where Paul Kitching’s style is contemporary French, and although the menu never has more than three choices for any course, it’s changed weekly so there’s always a reason for a return visit!
